Spain’s property golden visa ended in April 2025

What changed

Spain closed its investor residence route on 3 April 2025. Organic Law 1/2025 removed the investor provisions in Law 14/2013, including the route that had allowed buyers to qualify through a property purchase.

If you had already applied

• Application submitted before 3 April 2025. It can be considered under the rules in force when you filed.
• Visa or permit valid on 3 April 2025. It remains valid for the period for which it was granted. If you want to renew it, ask an immigration lawyer about the transitional rules for renewals.

Can you still buy a home?

If you plan to live in the home, look at your right to stay separately from the purchase. Depending on your circumstances, residence for remote workers or non-lucrative residence may be relevant. An immigration lawyer can explain which conditions apply to you.
